A single-storey structure may offer you an extra utility room, give you more space in your kitchen or offer you an open plan cooking-dining-family room area.
But, you could achieve all this (and without a great deal of extra expense) also add an extra bedroom or playroom to your upstairs.

What Does It Cost To Build Up As Well As Out?
A large proportion of the cost of an extension is accounted for by the groundworks, foundations and the roof. Adding the cost of the necessary courses of blocks and bricks for the second storey, and factoring extra requirements like scaffolding, does not double your costs.
In fact, the cost per square yard that you gain is a good deal lower on a two-storey extension than it is on a single-storey.
Depending on the design and specification of the extension you choose, a two-storey extension should cost around a third more than a single-storey extension with the same footprint.
What Value Do Extensions Add To Your Property?
A two-storey extension can not only cost less but also add proportionally more to the price of your property. The number of bedrooms your house has carries a great deal of weight in defining its value.
So, by adding a two-storey extension with an extra bedroom to a property it helps to shift it into the next price bracket.
A single-storey extension may typically add between 5% and 10% to the value of your home. A two-storey extension, however, could add as much as 20% to your house’s value.
Is It More Difficult To Build A Two-storey Extension?
It is true that house extensions of several storeys are one of the more contentious Town Planning areas. This is mainly because they are more likely to involve loss of light or other amenities to neighbouring properties. There are also regulations that restrict side extensions which could create a terracing effect between properties by significantly reducing the gaps between them.
But this isn’t unique to two-storey extensions. Planning permission is also something that often needs to be negotiated when building just a single-storey extension too.
When planning your two-storey extension you need to also give more careful thought to the resulting arrangement of your rooms. If you are just extending downstairs you can usually enlarge a window or take down a section of wall to make your doorway into the new space, but with upstairs rooms your design should try to ensure that it avoids being accessed by a dark corridor from the landing. You may even need to take space from an existing bedroom to give access to the room.
Is Building A Two-storey Extension More Disruptive?
The main thing to bear in mind is that there will be a certain amount of dust, dirt and noise on both floors of your house. These can be minimised but they will be there.
Extending your home with a single-storey extension will also create these but it will be largely contained to the downstairs.
